Booking Terms

1. Scope and booking contract

These Booking Terms apply to direct accommodation bookings made with Situation, s.r.o. through the Vlado Apartments website. By submitting a booking and accepting these terms, the guest confirms that the supplied booking and contact details are accurate and that they are authorised to act for everyone included in the booking.

A booking becomes binding when Situation, s.r.o. confirms it and the required first payment has been successfully received. The confirmation identifies the apartment, stay dates, number of guests, price and any included services.

2. Price and payment schedule

The displayed booking total includes the accommodation and any mandatory charges itemised before payment. Unless the confirmation states otherwise, 25% of the total is payable at booking and the remaining 75% is due five days before arrival (T-5 days).

The guest authorises the agreed payment method to be used for the payment schedule described at checkout. If the remainder cannot be collected, the guest must complete payment using the instructions provided by Situation, s.r.o. Failure to pay an amount when due may result in cancellation subject to the Cancellation & Refund Policy.

3. Guest obligations

The lead guest must be at least 18 years old, provide truthful contact information, respect the apartment's maximum occupancy and ensure that all guests comply with these terms. Guests are responsible for their visitors and for using the apartment, furnishings and shared areas with reasonable care.

Guests must promptly report faults, loss or damage and must not use the accommodation for unlawful activity, parties, commercial events or any purpose materially different from a private stay without prior written approval.

4. Arrival, departure and house rules

Check-in and check-out times are stated in the booking confirmation. Early arrival or late departure is available only when separately confirmed. Access instructions are personal to the booking and must not be shared outside the guest group.

The apartment-specific house rules supplied before or during the stay form part of these terms. They may cover quiet hours, smoking, pets, waste, keys, safety and building rules. A serious or repeated breach may require the stay to end without a refund and may make the guest liable for resulting loss.

5. Changes, cancellation and damage

Requested booking changes are subject to availability and written confirmation. Cancellations and refunds follow the separate Cancellation & Refund Policy. Any security deposit or card authorisation follows the Damage / Security Deposit Policy.

Situation, s.r.o. may recover reasonable, evidenced costs caused by a guest's damage, missing items, exceptional cleaning or breach of these terms, subject to applicable law. Nothing in these terms limits rights that cannot legally be excluded.

6. Contact and applicable law

Questions or notices about a booking should be sent to info@vladoapartments.com with the booking reference. These terms are governed by Slovak law. Any mandatory consumer protections and rights to use an applicable alternative dispute resolution process remain unaffected.
